Google1WARNING: Think twice before renting at Valley Square Apartments (3808 W Wisconsin Ave). This review is based entirely on my personal experience as a tenant. The on‑site manager, Davia Zamora, has consistently been rude and dismissive toward tenants who are disabled or living on low income. Instead of working with people who have real challenges, I was hit with fee after fee, even when I paid on time. The elevator breaks down every couple of months, and it has been out of service since September, which is a major accessibility issue for anyone with mobility limitations. The ownership team, Angela and Susan, act like they know housing law better than everyone else, but in my experience they were unhelpful, inflexible, and unwilling to address serious concerns. Having a background in law enforcement doesn’t give anyone the right to ignore tenant issues or allow an on‑site manager to treat people poorly. In mid‑December, maintenance entered my unit, and afterward I discovered that a red USB thumb drive from my PC setup was missing. Based on that experience, I no longer feel safe with how maintenance access is handled in this building. No tenant should have to worry about their belongings disappearing after an entry. On top of that, the tenant next door to me in #316 has been extremely loud and disruptive late at night. After 10 PM, which is supposed to be quiet hours under city rules, I’ve dealt with constant noise, banging, and disturbances. I’ve had to call MPD multiple times because the noise was so excessive. I also experienced repeated issues with my home Wi‑Fi connection. Based on what I saw happening, I strongly believe the neighbor was interfering with my router, which made me feel even more unsafe in my own home. I tried to explain to management that I was waiting for an SSA issue to be corrected, and instead of working with me, they chose to be petty and inflexible. Overall, my experience with Team Management Properties at this location has been extremely negative. I would not recommend renting here, especially if you are disabled, low‑income, or need a management team that communicates respectfully and handles maintenance, safety, and accessibility issues responsibly.

Google5Team Management is wonderful Miss Angela & Mr. Dave have the most positive attitudes very humble. The young man at the front desk is very respectful and shot out Too Alex and Darrel. I’m very satisfied with team management. 😇😎🤓😎

Google1Absolutely unprofessional! Latonya never informed us that there were income restrictions for the property! After 3 months of working with my application long distance with her, I received an email from her saying that a 3rd partner compliance team had determined that the total household income is over the income limit for the unit. I am seeking legal action.

Google1Update 3/2025. We ended up getting a new manager. I finally assumed it would be a lot better. She answered my call however, when I tried to go into detail regarding my later fees, she informed me they will get back to me in February. I went on the website and still seen late fees. They took some off, but left the rest from April 2024. Mind you, I did not sign my 2024 lease until August the same year. I was told then my rent will increase in October of 2024. Last week I received a 5 day notice. I was like what thee .........! I immediately contacted the manager and wanted to know why I received the notice. She was rude to me, and kept saying " I am not Jylissa I had to explain this to others as well. I was not there for that conversation and the owners took off some monies." I asked her why didn't they take it all, since I was not in the wrong? I voiced they (Team Management) are sticking their tenants with extra fees and that were out of the tenants control. They left a $250.00 late fee, and charged me an additional $50.00 for February 2025. Even though I paid my rent on time. I feel played by these people. They really suck. We the good tenants get the short end of the stick. I am so ready to move! Please do not rent from them!! Update 9/2024. When I first moved to the area, the property was nice. A few things wrong with it. It took them 5 years to fix things that were wrong from when I moved in. I have gone through 5 property managers, and I only can tell you I got along with one. This property manager ignores my calls, and lies to me about getting things done. I also signed a lease and was told my rent will be increasing as of October 1st 2024. I checked my account and see there are late charges from 4/1/2024. They applied the new rent as of April which is incorrect. The total of late fees are $250.00. I was told the accountant will have to fix it, but it has not been fixed. I always pay online, but was told to get a money order and put it in the drop box. I went to my credit union got a cashiers check and dropped it in the box on 8/31/24. I checked to see if it have been deposited, and the balance still says $1100.00 plus. I called the main office to get answers and they transferred me to the wrong property manager. I emailed this manager and do not get timely responses at all. My dishwasher have not been working since January 2024. I have been hounding them about it. May/June 2024 comes around, they send a repairman to my residence, and he needed a part. He contacted the office manager to get the ok to purchase it and got no answer. It is now September 6th 2024. Still nothing! These managers do not know what they are doing. She has an attitude when contacted. I am sick and tired of all this foolishness. I am ready to break my lease and move immediately! Do not rent from them. They will lie and increase rent every year. They are ridiculous, and they think they are playing stupid people. They are very bad with treating people so wrong. Looking for a new residence as we speak.

Google5I love that Team Management supports second chances and is felony friendly for renters. Team Management's biggest problem is having some really bad tenants. Part of the reason is due to them working with rent assistance and section 8 participants, they have so many tenants with really low incomes which creates social problems. For example, a tenant may have a mental illness next door to me which is the case. I love Alex, she is the best landlord I ever had and I have been renting in Milwaukee for over 10 years. When I do leave Team it would be to become a homeowner. Recently I lost my key and needed my locks changed. I was so scared at work that a tenant will burglarize my house and find my firearm. I have my CCW and right to bear arms and I thank God Alex changed my locks so fast it saved my life cause I would been in some serious trouble if any of my haters or enemies in my building had been able to burglarize my unit and getting a hold of my fire arm could have been treacherous. I am so proud of Alex for addressing the situation so fast cause time was the essence.

Deadline and it was my first time meeting her and she helped me out tremendously with no hesitation. She’s a great person and I appreciate her for helping me ! My overall experience was 100% and would highly recommend her and this company to anyone else .

Google1I reside in the townhomes. The property management Lisa is rude & dishonest. Their business tactics is very much fraudulent & unethical. They lost my current lease then took the prior year lease as my current. Then unbeknownst to me placed me in a year lease. Which I’ve been month to month since 2017. This was to trick me to the office to sign a new lease since they lost the real one. Very unethical & no integrity. The property manager also moved her family next door & lies & says that’s not her family. I’ve been calling the police since they moved in. LOUD music I work night shift. Which she shared with her family & she has been intentionally trying to wake me. They refuse to help. Even through she’s breaking the lease with the loud music. Told me provide prove of loud music I sent several videos then they said we need police reports I provided that. Then they stopped replying and still loud music. I asked for my lease last past 2 years. They stop responding to me. Which they’re supposed to supply. So I reported them to WHEDA. So if you guys have ANY issues call WHEDA to make a complaint ‼️

Google5Team management has taken over our property. Jessica the manager on site In West bend is very kind, professional, patient,listens, helps. She explains everything where we can understand it, has excellent knowledge on everything, is willing to explain, listen, help. She is available when needed, always friendly, professional. It is refreshing to finally have a nice, professional company that is getting things done, available for their tenants here now.
