Angi5Great experience overall with a few glitches. Later start than anticipated (our fault due to unexpected delay in escrow closing), but was still able to accommodate our daughter and son-in-law's move-in schedule. (They are caretaking in the house in our absence.) Dan tolerated being the go-between myself and my daughter as decisions on paint color were made and changed. He always double-checked with me before proceeding with an item if he thought we might be dissatisfied with our choice. When the fans ordered for the ventilation system were of poor quality, he sent them back and re-scheduled rather than installing an inferior product. The only item we had difficulty with was the incorrect installation of three of the appliances by one of his men.When I called to tell him there was a problem, he responded immediately (on the week-end) and re-installed the items himself perfectly. Super easy to work with. Does the job the right way in a timely fashion. Services Rendered: Purchased vacation home in Santa Cruz, CA (live in Texas) with a myriad of small problems that needed attention. Getting referrals for all the different items would have been overwhelming, though the ones we did give to others were done less expensively. Dan Ryan patched holes and repaired poor drywall work including the firewall between the house and garage, he replaced corroded plumbing fittings, clear-coated all the kitchen and bathroom cabinetry that was water damaged, installed all new bathroom fixtures and matching cabinetry knobs throughout house, painted the entire interior of home including woodwork and doors, repaired and refinished cupped hardwood flooring, installed bedroom lights and fans, repaired faulty electrical outlets, removed built-in shelving before repainting master bedroom, installed all new appliances, re-caulked and sealed grout in bathrooms, repaired garage door opener, repaired closet rods in walk-in closet, replaced fire alarms and carbon monoxide detectors, caulked and sealed porch to house openings and cracks in siding and then repainted areas, replaced exterior rotting siding, replaced water shut off valves. He finished all these items and is presently installing ventilation fans with automatic controls under the house. He coordinated work with others we hired (O2 Termite, North Glass for window replacement) and kept us up to date with what was happening through out.

Angi5All went very well. After agreeing on the best plan which considered costs, materials quality and a practical design layout the work began. During construction we were living in another house and received regular updates on the progress. Whenever decisions were needed we were consulted and given useful alternatives DM Ryan Construction applied, on our behalf, for the proper city permits with all the worked passing inspections. The work was completed in a timely manner and we are very happy with the results. Services Rendered: The following items (total remodel of fixer-upper) were performed by General Contractor DM Ryan Construction including demolition and disposal of old materials: a) Converted 4-bedroom house to 3-bedroom with enlarged master bedroom/bathroom. b) Installed all new double-pane windows/sliding glass doors c) Installed new doors throughout house (front,bedroom, closets) d) Installed new flooring – carpeting/tiles e) New kitchen cabinet fronts f) Installed new kitchen granite countertops g) Remodeled kitchen area (removed old doorway; extended wall; added front countertop section) h) Installed new garage door/motors i) Removed popcorn ceiling and applied new textured drywall throughout house (walls, ceilings) j) Repaired/repainted interior/exterior walls/stucco - Stucco flashing (bottom surround house) un-joined from ground k) Installed new kitchen appliances (stove, oven, refrigerator, dishwasher, microwave) l) Miscellaneous electrical and plumbing upgrades/repairs m) Remodeled master bath (new spa-tub, shower, cabinet/sinks, mirror); new cabinets/mirror/shower doors in hall-bath; and toilets n) Installed emergency gas shut-off installed at gas meter o) Opened up two-way fireplace; installed fireplace glass doors p) Replaced front yard (facing) fences q) Installed new roof
